A former 40,000 square foot furniture store built in the 1960’s gained new life with a total renovation of its interior and exterior.

This renovation required extensive architectural planning to incorporate structural steel work allowing for multiple retail glass storefronts.  Also added was a large interior common hallway to meet governmental codes to create separate smaller retail spaces.  A 25,000 square foot space for the new anchor Tenant was also designed to their specifications.  

This renovation made this former vacant retail facility a viable investment opportunity.  The anchor Tenant was so pleased with the property that they ultimately became the owner of this retail center.

A company that was looking to relocate their retail facility to gain better visibility in the Eau Claire market contacted Acquisition Realty and Development, LLC.  They wanted a property in close proximity to their current facility so they had specific requirements related to location.  They also required a high traffic count, and a facility with a professional retail appearance. 

Acquisition Realty and Development, LLC was able to take a property that did not initially seem to fit the professional image they were looking for and helped them see that this property had potential and could achieve the desired end result at a price that fit their budget.  We assisted the client in acquiring the property and introduced them to architects and a contractor that could help them with the design and construction.  The new location gave our client the professional retail image they wanted to project to their customers which ultimately increased their visibility and their retail sales.

Businesses: Former Gander Mountain - Now JoAnn Fabrics Retail Center
Location: Eau Claire, WI

Eau Claire Wisconsin Retail Shopping Commercial Property

A former 31,400 square foot Gander Mountain retail store was updated to accommodate the needs of JoAnn Fabrics. Dean C. Larsen partnered in purchasing this property for development. Acquisition Realty & Development, LLC was fundamental in the design process, permitting for construction and assisted with overseeing the construction project. Acquisition Realty & Development, LLC also worked to secure tenant leases.

Additionally, a 10,000 square foot retail center was constructed and attached to make better use of the land available adjacent to the former Gander Mountain store. The total square footage of the center is now 41,400 square feet. The final tenant build out was completed for Tuesday morning in the Spring of 2011 bringing the center to 100% occupancy.
